The Avenues Riyadh is the largest mixed-use project under construction in the north of the capital, with an announced cost of SAR 17.2 billion (about $4.6 billion). It occupies a 390,000 sq m site at the intersection of King Salman Road and King Fahd Road in the Al Qirawan district, with a total built-up area of 1.87 million sq m.
The project holds five towers ranging from 160 to 180 metres — one office tower, one residential tower and three hotels — alongside a mall of roughly 370,000 sq m of gross leasable area and parking for more than 14,000 vehicles.

The five towers: what each one holds
Tower One is the office building: 175 m across 35 floors, with roughly 63,419 sq m of space. Tower Two is the Waldorf Astoria at 173 m and 31 floors, with 389 rooms and suites plus a rooftop lounge. Tower Three is residential and the tallest of the five at 180 m and 38 floors, holding 242 luxury apartments from one to four bedrooms, sharing a podium with the Waldorf Astoria.
Tower Four is Canopy by Hilton at 160 m and 31 floors, combining hotel and apartments. Tower Five is the Conrad at 178 m and 34 floors. Hilton therefore operates three separate brands inside a single project: Waldorf Astoria, Conrad and Canopy.
Room counts vary slightly between sources — some hotel announcements cite around 350 keys for the Waldorf Astoria and around 400 for the Conrad — and the tower pages use the figures from the most recent published construction update.
The mall first, then the towers
Works began in the first quarter of 2022. Per published reports, overall completion has passed 50%, while phase one — the mall — is more than 80% complete with delivery expected in November 2026. Phase one includes multiple themed components: Grand Avenue, Prestige, The Souk, Electra, The Oasis, Urban Walk and Grand Plaza.
The towers, by contrast, remain at an earlier construction stage than the mall, and no individual delivery or opening date has been announced for any of them. That is why this site distinguishes between "The Avenues opening" — which means the mall — and the later operation of the hotels, offices and apartments.
A note on dates: earlier reports pointed to a Q1 2026 opening at 44.5% completion; newer reports put the project at 50% with phase one completing in November 2026. Figures on this project move quickly, and we update this page with each new published report.
The other side: does Riyadh need another mall?
Enthusiasm about the project is not unanimous. Supporters compare it to Dubai Mall on sheer scale, while others raise a legitimate question about mall saturation in Riyadh, pointing to real closures the market has seen in recent years.
The counter-argument is that The Avenues is not only a mall: the mix of hotels, offices and homes ties its viability to the destination as a whole rather than to retail footfall alone, and its position at the intersection of the two most important corridors in north Riyadh gives it a catchment that is expanding quickly as the city grows northward.
