History
The Avenues T1 is the office tower within The Avenues Riyadh, at the intersection of King Salman Road and King Fahd Road in the north of the capital. It rises 175 metres across 35 floors, with roughly 63,419 sq m of office space.
It is the working component of a project otherwise dominated by retail and hospitality: office floors plugged directly into one of the largest shopping centres in the region — the work-where-you-shop model that Riyadh's mixed-use destinations are betting on.
Per the latest published project updates, The Avenues Riyadh has passed 50% overall completion, while phase one (the mall) is more than 80% complete with delivery expected in November 2026. The towers themselves remain at earlier construction stages, and no delivery date has been announced for the office tower specifically.
